Retaining its charm and character with original cornice work and high ceilings, Barony House Bed & Breakfast is a 3 star Victorian terraced villa comfortably sleeping up to 14. Whether you are on business in Edinburgh, a couple, family or a whole party needing accommodation for weddings and functions, Leo and Susie will warmly welcome all guests with a high quality service.

There are a range of rooms to choose from, each with en-suite facilities, tea, coffee, hot chocolate and complimentary tipple, desk, colour Freeview TV, direct dial telephone, hairdryer and central heating. Families with young children can be provided with a travel cot free of charge and there is also a high chair available. All rooms are non-smoking and there is daily room service.

Laundry services can be provided (seasonal) and if you are unsure of what to see and do in Edinburgh, there is plenty of route planning and tourist information available to help you. Guests can make use of the free Wi-Fi access and there is a PC for guest use.

Served in the elegant Victorian dining room, we make sure you are set up for the day with a delicious home made breakfast. Starting with a traditional bowl of porridge or variety of fresh fruit or juices, you can enjoy the freshly baked croissants, rolls, muffins and bagels, cereals, yoghurts, cheeses and cold meats.

From the hot food buffet you can choose from succulent sausages, crispy bacon, hash browns, beans, mushrooms and tomatoes as well as haggis and black pudding. Fresh organic eggs can be cooked anyway you'd like them. You can wash this down with freshly brewed coffee or tea. If you have any room left there's wholemeal toast with butter and preserves ensuring no one leaves the dining room hungry.

Outside there is on site parking is available by reservation but also free on street parking in this area. Barony House B&B is on a main bus route so there is easy access into the city centre and the surrounding area.

Local Attractions

Ideally located just 10 minutes from the centre of Edinburgh you can easily explore the attractions and things to see and do in the area from Barony House Bed and Breakfast.

Explore Edinburgh Castle, the most famous landmark in the city on top of an extinct volcano and home to the Military Tattoo in August. In the castle you can see the Honours of Scotland (The Nations Crown Jewels), the Stone of Destiny and the many medieval rooms. Watch the gun being set off every day at 1pm.

Holyrood Palace is the Queen's official residence in Edinburgh located at the bottom of the Royal Mile. Take a tour of the Palace when the Queen or member of the family is not staying or if they are, take a walk round Holyrood Park and climb up Arthur's Seat for a spectacular view of the city.

The Royal Botanic Gardens are home to over 6% of all plants and known as one of the finest gardens in the world. Take a tour with an expert guide or stroll through the 28 hectares of landscaped grounds. For a great family day out there is also the award winning Edinburgh Zoo or Dynamic Earth. The Royal Yacht Britannia is a 5 star visitor attraction in the historic Port of Leith where visitors can find out what life was like on board the ship.

During August the largest international Arts Festival in the world takes place including the Fringe Festival and Film Festival or visit during Christmas and New Year for the Hogmanay celebrations on Princes Street, the outdoor Ice Rink, Ferris Wheel and International Gift Fair in Princes Street Gardens.

From the South M6/A74: Take the A702 at Abigton services through Biggar which will take you onto the A720 City Bypass. Go round both roundabouts joining the Bypass signposted 'Edinburgh South and East'. Exit the Bypass at the first Junction marked 'Straighton Junction' joining the A701 and follow City Centre signs. After 2.5 miles bear left onto Craigmillar Park. Half a mile ahead you will see Barony House on the left.

From the South M1: From Scotch Corner, take the A68 through Jedburgh and Dalkeith. After Dalkeith, the road merges with the A7. Follow the City Centre signs and when nearing the City there is a large roundabout under a rail bridge. Take the 2nd exit for City Centre A701 Newington, and then turn right onto Craigmillar Park. Half a mile ahead you will see Barony House on the left.

Alternatively take the A1 round the coastal route and join the A720 City Bypass as you near the city. Exit the Bypass at the first Junction (Sheriffhall Roundabout) joining the A7 signposted Edinburgh where it merges with the A68 then as above.

From Glasgow: The M8 ends at the Edinburgh Interchange roundabout. Take the first exit signposted Edinburgh South and East joining the A720 City Bypass. Follow the bypass to Straiton Junction leaving the Bypass and join in the A701 as for M6 traffic.

From the North M90: Follow signs for City Centre, Princes Street, Berwick Upon Tweed A1 and East which will take you along Queen Street. Go right at the roundabout (All other routes), up Leith Street keeping John Lewis on your right. Continue straight ahead at the traffic lights and turn left onto North Bridge keeping the New Balmoral Hotel on your right. Continue straight ahead until the road becomes Minto Street then Mayfield Gardens. We are number 20 on the right.

Alternatively follow signs for the City Bypass and continue as for Glasgow arrivals. This is slightly longer but avoids the city confusion.
