Directions
Follow the A19 into York from the northern side of the outer ringroad. Come through Clifton and passed St Peter's School and when you see The Grange Hotel on the right hand side, you take the right hand turn into Queen Anne's Road. No 40 is a short way down on the left hand side. Park outside and we can show you your parking spot.

No. 40 offers the perfect place to stay in Bootham, York with a 4 star B&B rating offering high quality accommodation and warm hospitality so you can enjoy a relaxing historic city break.
There are two en-suite bedrooms available – Rose, a Super King size room which can also be used as a twin room and Daisy, a double bedroom. While they both retain original Victorian features such as fireplace each room has a range of modern facilities including Freeview, hairdryer, tea and coffee making facilities, full central heating, and iron and ironing board.
In the morning you can wake up to a delicious breakfast served in the Victorian dining room with Wedgewood tableware. The menu includes cereals, fruit juices, fresh juices, fresh fruit, yoghurts, toast, Full English breakfast and a warm vegetarian alternative on request.
Unfortunately the Bed and Breakfast isn't suitable for children or pets and no smoking throughout. Private parking is available and included in the price.
